Common warning signs include chalking, thin or worn areas, cracking, exposed orange foam, deteriorated sealant and recurring leaks. The correct timing depends on the existing coating, its thickness, drainage and Arizona sun exposure. An inspection can determine whether maintenance, localized repair or a complete recoat is appropriate.


Silicone performs well under intense UV exposure and generally tolerates areas of slow drainage better. Acrylic elastomeric coatings can be effective on compatible roofs with positive drainage. The existing roof, moisture conditions, surface preparation and desired warranty should determine the coating—not price alone.


Often, yes. Cracks, blisters, penetrations, damaged foam and worn coating may be repairable when the underlying system remains properly adhered and dry. We inspect the roof to determine whether targeted repairs and recoating can restore it or whether more extensive work is necessary.


Service life depends on the coating product, application thickness, preparation, drainage, roof traffic and ongoing maintenance. Arizona’s intense UV exposure makes proper application and periodic inspections especially important. We recommend evaluating the roof’s actual condition instead of relying only on its age.


Silicone is more resistant to standing water than many acrylic coatings, but coating alone does not correct poor drainage. Significant ponding may require work around drains, scuppers or low areas before coating. The underlying cause should be evaluated before selecting the system.
